On August 8, the initial public offering of two data center REITs saw both assets reach the daily limit increase of 30% on their first trading day. This brings the total number of publicly offered REITs that have hit this daily limit on their listing day to 15, comprising 20.55% of the 73 publicly offered REITs available. Since their inception, these 73 REITs have generated an average return rate of nearly 35%, with 17 of them yielding returns exceeding 50%. The public fund industry recognizes that the substantial profitability of REITs underscores the robust market demand. Nonetheless, the total market capitalization of publicly offered REITs currently stands at just over 200 billion yuan, posing challenges in meeting the allocation needs of large-scale funds. Consequently, the sharp contrast between the strong market demand and the inadequate supply of high-quality assets has emerged as a primary contradiction for publicly offered REITs.
